Mah Sing Sri Pulai Perdana 2 - Last Phase Cluster House

I recently went to visit Mah Sing Johor Bahru branch office and submitted complaint case about my new house. I got the latest news on its last phase cluster house + Semi D in this project. Below is the photos I took from the brochure and wish to give you a clearer picture on its plan and the location. According to the staff there, the indicative price for new cluster house starting at RM538K and the Semi D started at RM668K.

      Yup, I bought a cluster house 3 years ago from Mah Sing - Sri Pulai Perdana 2. That time it was considered expensive. But now it is even more expensive.

    2. sorry.. typo, i mean what complaint are you filling? Tot Mashing property is expensive but build in quality.

      By the way, this is hwoei - user in facebook. I am going to singapore soon, so was thinking to invest in iskandar too.. haha =). I followed you quite sometimes and found your post quite knowledgeable and resourceful. Keep up the great job bro.

It's just a small complaint, since we are under 24 months warranty, must complain whatever within 24 months. :P Please think twice of your iskandar project if you decide/thinking of leaving singapore one day later. There are a lot of unsold properties here also, although the economy is picking up now due to the hot money flow into this area, especially when Singaporean can't buy properties in SG after the government tightens the labor policy as well as property policy in SG.

    4. Yeah, absolutely agree on that, should maximize your warranty till fullness. Thanks for the advice and i am thinking to personally go to iskandar to have a look personally once i based in singapore. I was thinking to get a gated-landed, cause i think they have the best capital appreciation. I actually tot to get one property in singapore, but i cant get HDB as i not a malaysian and private condo cost around 600K+-... which is too costly for me to buy and stay. i will be a liability and i dun have much cash flow if i do that. you got any suggestion how to get a property in singapore?

    5. Find a Singaporean gf. haha. Else, you have to work harder to get a PR status and buy resale HDB in Singapore. Another way is to buy a shoebox apartment, which I think still below S$500K.

      you know how much DP i need to pay for private apartment?

    1. You may to get another PR wife to purchase resale HDB. For private apartment/HDB, you have to put in 20% DP.

    Thanks for your introduction to Sri pulai perdana2. Based on your estimation,What is the ratio of foreigner residents in this estate? 30% or more like Horizon hills? How much is the rental for a semi-D? makan place,pasar and safety all okay?

    2. I heard from sales that the proposed interchange for 2nd Link nearby this area will start work end of 2013. Is it true?

    1. Hi, sorry for reply late. The Pulai Jaya interchange is in the progress now and hopefully it can be completed before next Malaysia election. The foreigner residents in this estate is not that high compared to Horizon Hill, although I do see a lot of foreign vehicles during weekends, especially for Type D (cluster houses). There are many lecturers / professors working in UTM staying here as well.

  5. It's sad to hear about this. Anyway, you may want to check resale market / other newly launched properties nearby. I heard that Cube176 was soft launched just next to Taman Pulai Jaya, but the size was 18X65 only.
